Broadway's Future
Twenty businesses in Broadway are considering relocating within the next two years, saying that business activity will decrease as a result of the Plaza redevelopment.
This represents nearly a third of the businesses that responded to a Vision Manawatu survey at the end of July.
Vision Manawatu CEO Elaine Reilly said most retailers agreed that foot traffic and sales on Broadway are set to decrease, particularly due to the relocation of Farmers. She said, "The closure and relocation of Main Beach and McDonalds on the Square and the increase in untenanted premises were also identified as potential contributing factors."
There was also a perception that free parking at the Plaza was an advantage over paid parking and time restrictions on Broadway. Few retailers were happy with the parking system with several calling for free two-hour parking, or relaxing the time restrictions or reducing the cost, which is currently $2 for a maximum of an hour.
Some retailers, however, felt the predicted downturn would have limited impact, suggesting that other retail redevelopments may in fact benefit Broadway retailers, with the increased retail offerings attracting greater numbers of out-of-town visitors.
Vision Manawatu says collaborative action is necessary to ensure the ongoing vibrancy of Broadway as a shopping destination. Mrs Reilly says, "There is agreement on the need for a collective marketing plan and ideas to make Broadway a more attractive space with more boutique shops. Market or festival days have already been suggested to enhance the vibrancy of the area."
